1. ACCEPTANCE OF THE GENERAL TERMS AND CONDITIONS
Upon confirmation of the booking, the user automatically accepts the following General Terms and Conditions.
2. RATE CONDITIONS
Non refundable:
No refund in case of cancellation after booking.
Weekly/Standard AB:
Free cancellation up to 14 days before check-in.
In case of cancellation within 14 days prior to check-in, 50% of the total amount will be charged.
In case of cancellation on the day of check-in or no-show, the full amount of the reservation will be charged.
Standard:
Free cancellation up to 5 days before check-in.
In case of cancellation within 5 days prior to check-in, the cost of the first night will be charged.
In case of cancellation on the day of check-in or no-show, the full amount of the reservation will be charged.
3. MAXIMUM NUMBER OF GUESTS AND INFANT COUNT
Infants are also included in the bed count and must therefore be counted in the total number of guests at the time of booking. If a reservation is made for more guests than allowed, access to the property will be denied without the possibility of a refund.
4. MANDATORY ONLINE CHECK-IN
Online check-in is mandatory and must be correctly completed by all Guests prior to arrival. Otherwise, access to the property will be denied and no refund will be given.
Online check-in necessarily includes:
• Upload of a valid identification document for each Guest, including minors, as required by Article 109 of the T.U.L.P.S. We recommend carefully checking the expiry date shown on the document.
Only the following documents will be accepted:
– Residents in Italy: identity card;
– Residents in Europe: identity card;
– Residents outside Europe: passport.
• Payment of the tourist tax, as established by Regional Law of 18 July 2023, no. 10.
• Payment of the €2 stamp duty, where applicable, as established by Presidential Decree of 26 October 1972, No. 642.
• Signature of the rental agreement (if required for the booked property).
• Payment of the security deposit (if required for the booked property).
In case of missing or incorrect information, Alpan Experience di Bellotto Matteo reserves the right to deny access to the property without the possibility of a refund.
5. CHECK-IN, CHECK-OUT AND LUGGAGE STORAGE
Check-in time is from 4:00 PM to 10:00 PM. Early check-in and late check-in must be approved by Alpan Experience di Bellotto Matteo.
In-person check-in is available only upon request and subject to availability from Alpan Experience di Bellotto Matteo, with the time to be agreed upon.
Check-out time is by 10:00 AM. Late check-out must be approved by Alpan Experience di Bellotto Matteo.
Luggage storage is not permitted under any circumstances, neither before check-in nor after check-out.
6. SECURITY DEPOSIT
The security deposit will be refunded at the end of the stay, within 5 working days, after verification of the absence of damages, theft or need for extra cleaning within the property.
In case of damage, theft or excessive dirt, Alpan Experience di Bellotto Matteo reserves the right to withhold the entire deposit paid, or part of it, to cover the costs incurred.
If the security deposit is not sufficient to cover the damage, theft or extra cleaning, the guest must reimburse the remaining amount up to the total compensation.
7. GENERAL RULES AND APPLICABLE PENALTIES
• Guests must comply with the General Rules and follow all instructions provided by Alpan Experience di Bellotto Matteo during their stay. Failure to do so will result in the termination of the stay for all Guests. In such cases, no refund will be provided.
• In some properties, as indicated in the listing description, every 7 consecutive nights of stay include a mandatory linen change and cleaning service, pursuant to Regional Law No. 11 of 29 May 1996, Chapter VII, Article 17, Paragraph 2, Letter a. The procedures for carrying out this service are specified in the listing description. The service will be arranged by Alpan Experience di Bellotto Matteo and cannot be refused by Guests.
• Check-in or check-out outside the established times or any times previously agreed with Alpan Experience di Bellotto Matteo is prohibited. In the event of unauthorized early check-in, late check-in, late check-out, or failure to comply with the agreed times, a penalty of €150 will be applied.
• At check-out, Guests must ensure that all doors and windows are properly locked to prevent damage caused by weather conditions and to ensure the security of the property. In the event of failure to comply, a penalty of €200 will be applied. Any theft or damage resulting from failure to lock doors and windows will be the responsibility of the Guests.
• Smoking inside the property is prohibited. In the event of a violation, a penalty of €250 will be applied.
• Bringing animals into the property is prohibited. In the event of a violation, a penalty of €250 will be applied.
• Organizing parties, gatherings, or assemblies of any kind inside the property is prohibited. In the event of a violation, a penalty of €150 will be applied.
• Access by visitors not authorized by Alpan Experience di Bellotto Matteo is prohibited. In the event of a violation, a penalty of €150 will be applied. Any overnight stays by additional guests must be approved in advance by Alpan Experience di Bellotto Matteo and may involve additional costs.
• Guests must maintain silence during nighttime hours and limit noise during the day in order not to disturb neighbours. Excessive noise at any time may result in the termination of the stay. In such cases, no refund will be provided.
• Guests must immediately report any discussions or complaints with neighbours to Alpan Experience di Bellotto Matteo.
• Guests must correctly carry out waste separation using the appropriate containers.
• Leaving loose waste or garbage bags inside the accommodation at check-out is prohibited. In the event of a violation, a penalty of €50 will be applied.
• Guests must turn off lights and electrical appliances (such as the TV) when not in use, in order to contribute to energy saving.
• Guests must promptly report any damage or breakage to the property or furnishings to Alpan Experience di Bellotto Matteo. Guests are required to compensate for any damage caused.
• In the event of excessive dirt, a penalty of €250 will be applied.
• In the event of emergencies (for example: water leaks, fires, breakdowns, etc.), Alpan Experience di Bellotto Matteo is authorized to access the accommodation even without the consent of the Guests.
8. HEATING
For all properties located in Pila hamlet, heating is guaranteed exclusively during the period from October 1st to April 30th, as the condominium may deactivate the heating system outside of this timeframe. Therefore, from May 1st to September 30th, Alpan Experience di Bellotto Matteo cannot be held responsible for the temperature inside the apartment, and no refunds will be issued for reasons related to this matter.
9. BILLING
It is not possible to invoice companies
10. LIABILITY OF ALPAN EXPERIENCE DI BELLOTTO MATTEO
Alpan Experience di Bellotto Matteo undertakes to provide the accommodation in the conditions indicated in the listing description.
Alpan Experience di Bellotto Matteo is not responsible for events beyond its control (e.g. bad weather, interruption of public services, Wi-Fi network malfunctions, power outages, etc.).
Alpan Experience di Bellotto Matteo is not responsible for any theft, damage, or loss of personal belongings present in the apartment and in any additional areas (such as, by way of example but not limited to, equipment storage areas, gardens, solariums, etc.).
11. GUEST RESPONSIBILITIES
Guests are responsible for the care and security of the property, any additional areas (such as, by way of example but not limited to, equipment storage areas, gardens, solariums, etc.), and all items contained therein, from check-in until check-out. Guests are required to compensate for any damage or theft caused to the property, additional areas, and the related items contained therein.
12. ASSISTANCE
Assistance through any communication channel is not guaranteed from 10:00 PM to 9:00 AM.
13. CHANGES AND FORCE MAJEURE
In case of extraordinary events that make the stay impossible (e.g. serious malfunctions, uninhabitability, etc.), Alpan Experience di Bellotto Matteo reserves the right to offer an alternative or a full refund of the amount paid.
14. COMPETENT COURT
For any dispute, the Court of Aosta has exclusive jurisdiction.
