1. ACCEPTANCE OF THE GENERAL CONDITIONS
Upon confirmation of the booking, the guest automatically accepts these general conditions.


2. RATE CONDITIONS
Non refundable:
No refund in case of cancellation after booking.

Weekly/Standard AB:
Free cancellation up to 14 days before check-in.
In case of cancellation within 14 days prior to check-in, 50% of the total amount will be charged.
In case of cancellation on the day of check-in or no-show, the full amount of the reservation will be charged.

Standard:
Free cancellation up to 5 days before check-in.
In case of cancellation within 5 days prior to check-in, the cost of the first night will be charged.
In case of cancellation on the day of check-in or no-show, the full amount of the reservation will be charged.


3. MAXIMUM NUMBER OF GUESTS AND INFANT COUNT
Infants are also included in the bed count and must therefore be counted in the total number of guests at the time of booking. If a reservation is made for more guests than allowed, access to the property will be denied without the possibility of a refund.


4. MANDATORY ONLINE CHECK-IN
Online check-in is mandatory and must be correctly completed by all Guests prior to arrival. Otherwise, access to the property will be denied and no refund will be given.
Online check-in necessarily includes:

• Upload of a valid identification document for each Guest, including minors, as required by Article 109 of the T.U.L.P.S. We recommend carefully checking the expiry date shown on the document.
Only the following documents will be accepted:
– Residents in Italy: identity card or driving licence;
– Residents in Europe: identity card;
– Residents outside Europe: passport.

• Payment of the tourist tax, as established by Regional Law of 18 July 2023, no. 10.

• Signature of the rental agreement (if required for the booked property).

In case of missing or incorrect information, Alpan Experience di Bellotto Matteo reserves the right to deny access to the property without the possibility of a refund.


5. CHECK-IN AND CHECK-OUT TIMES
Check-in is from 3:00 PM.
Check-out must be completed by 10:00 AM.


6. SECURITY DEPOSIT
The security deposit will be refunded at the end of the stay, within 5 working days, after verification of the absence of damages, theft or need for extra cleaning within the property.

In case of damage, theft or excessive dirt, Alpan Experience di Bellotto Matteo reserves the right to withhold the entire deposit paid, or part of it, to cover the costs incurred.

If the security deposit is not sufficient to cover the damage, theft or extra cleaning, the guest must reimburse the remaining amount up to the total compensation.


7. HOUSE RULES
• Guests must comply with the House Rules and follow all instructions provided by Alpan Experience di Bellotto Matteo during the stay. Failure to do so will result in the termination of the stay for all Guests. In such cases, no refund will be given.

• In some properties, as indicated in the listing description, for every 7 consecutive nights of stay, a mandatory linen change and cleaning service is required, pursuant to Regional Law of 29 May 1996, no. 11, Chapter VII, Article 17, Paragraph 2, Letter a. The methods of execution of this service are specified in the listing description. The service will be organized by Alpan Experience di Bellotto Matteo and cannot be refused by the Guests.

• It is forbidden to check-in before 3:00 PM without the approval of Alpan Experience di Bellotto Matteo. In case of violation, a penalty of €150 will be applied.

• It is forbidden to check-out after 10:00 AM without the approval of Alpan Experience di Bellotto Matteo. In case of violation, a penalty of €150 will be applied.

• Upon check-out, Guests must ensure that all doors and windows are securely locked, to prevent damage from weather and to ensure the safety of the property. In case of non-compliance, a penalty of €200 will be applied. Any theft or damage resulting from failure to lock up will be the responsibility of the Guests.

• Smoking is prohibited inside the property. In case of violation, a penalty of €250 will be applied.

• It is forbidden to bring animals into the property. In case of violation, a penalty of €250 will be applied.

• It is forbidden to organize parties, gatherings or events of any kind inside the property. In case of violation, a penalty of €150 will be applied.

• The access of visitors not authorized by Alpan Experience di Bellotto Matteo is prohibited. In case of violation, a penalty of €150 will be applied. Any overnight stays by additional guests must be approved in advance by Alpan Experience di Bellotto Matteo and may incur extra charges.

• Guests must remain quiet during nighttime hours and limit noise during the day, so as not to disturb neighbours. Excessive noise at any time may result in the termination of the stay. In such cases, no refund will be given.

• Guests must immediately report to Alpan Experience di Bellotto Matteo any disputes or complaints with neighbours.

• Guests must correctly carry out separate waste collection using the appropriate containers.

• It is forbidden to leave scattered rubbish or garbage bags inside the accommodation at the time of check-out. In case of violation, a penalty of €50 will be applied.

• Guests must turn off lights and appliances (such as the TV) when not in use, to help save energy.

• Guests must promptly report to Alpan Experience di Bellotto Matteo any damage or breakage to the property or furnishings. Guests are required to compensate for any damage caused.

• In case of excessive dirt, a penalty of €250 will be applied.

• In case of emergencies (e.g. water leaks, fires, breakdowns, etc.), Alpan Experience di Bellotto Matteo is authorized to access the accommodation even without the consent of the Guests.

• Guests are responsible for safeguarding the property and its contents from the moment of check-in and must compensate for any damages or thefts caused.

• Alpan Experience di Bellotto Matteo is not responsible for any theft or loss of personal items present in the apartment.


8. LIABILITY OF ALPAN EXPERIENCE DI BELLOTTO MATTEO
Alpan Experience di Bellotto Matteo undertakes to provide the accommodation in the conditions described in the listing.

It is not responsible for events beyond its control (e.g. bad weather, interruption of public services, Wi-Fi malfunctions, power outages, etc.).


9. CHANGES AND FORCE MAJEURE
In case of extraordinary events that make the stay impossible (e.g. serious malfunctions, uninhabitability, etc.), Alpan Experience di Bellotto Matteo reserves the right to offer an alternative or a full refund of the amount paid.


10. COMPETENT COURT
For any dispute, the Court of Aosta has exclusive jurisdiction.
